[ The Honest Version ]
What You’re Actually Paying a GC For.
Any renovation bigger than one room involves five to eight trades, two or three inspection visits, dozens of deliveries, and a hundred sequencing decisions. When homeowners run that themselves, the project doesn’t usually fail — it just takes three times longer, and every delay costs money or a marriage argument. A good general contractor is a professional decision-and-logistics machine. Specifically, we:
- 01
Own the permit path
We know which scopes need L&I permits, which need licensed-trade sign-offs, and how to file so review doesn’t stall. Unpermitted work is a resale time bomb — we don’t build them.
- 02
Hold the schedule with real authority
Trades show up for GCs who feed them steady work. That’s leverage a one-time homeowner can’t have, and it’s most of why our timelines hold.
- 03
Catch problems while they’re cheap
The owner walking the site daily sees the drain line that’s half an inch off before the slab covers it. That inspection instinct is what twenty-plus years in the trades buys you.
- 04
Keep the money legible
Itemized estimates, capped deposits, milestone payments, and change orders in writing before the work happens — never after.
[ Week By Week ]
What a Week With Us Looks Like.
The person who prices your job is the person who builds it. No sales team, no handoff to a junior project manager you’ve never met.
Every Friday you get the same three things, in writing: what happened this week, what happens next week, and anything that needs a decision from you — with a date it’s needed by. Most renovation delays aren’t caused by slow trades; they’re caused by decisions that arrived late. We surface every decision early and keep a running selections list so nothing ambushes you.
You’ll also always know who’s in your house. We introduce the trades before they start, the site gets locked and broom-cleaned at the end of every day, and if a schedule changes, you hear it from us the day it changes — not from an empty driveway.
[ Our Process ]
One Number, One Schedule, One Call.
Free Estimate
We look at the whole project — scope, site, permits, trades — and give you one itemized number and one realistic schedule.
Design & Proposal
Scope, materials, allowances, trade responsibilities, timeline, and price go on paper. Permits get filed. Nothing starts on a handshake.
The Build
We sequence and supervise every trade, hold the schedule, run the inspections, and keep the site clean. One weekly update instead of six contractors’ phone numbers.
Walkthrough & Warranty
Final inspections, a room-by-room walkthrough, a closed punch list, and one warranty covering the whole job.
[ Pricing ]
How to Read a Bid.
General contracting isn’t usually a separate line you shop for — it’s built into how a project is priced. What you should compare between bids is structure, not just totals:
| What to look for | A real bid has | A bad bid has |
|---|---|---|
| Itemization | Line items by trade and phase, allowances named | One round number |
| Deposit | Capped, tied to materials and mobilization | Half the job up front |
| Change orders | Priced and approved in writing before work | “We’ll square up at the end” |
| Permits | Named in the scope, filed by the contractor | Not mentioned, or “you can pull them” |
Our pricing promise: written, itemized estimates; a capped deposit with milestone payments; and no surprise change orders.
[ Questions ]
General Contracting Answers.
What does a general contractor actually do?
We take single-point responsibility for your whole project: pricing it honestly, pulling the permits, hiring and scheduling the licensed trades, passing the inspections, holding the schedule and the budget, and standing behind the finished work. You make decisions; we make the phone calls.
Are you licensed and insured in Philadelphia?
Yes. Paiz Builders is fully licensed and insured for residential and commercial work in Philadelphia and Pennsylvania, and we can provide certificates of insurance — including for buildings that require COIs before work starts.
Do you use subcontractors?
For licensed trades like electrical and plumbing, yes — the law requires licensed specialists, and we work with crews we've known for years. Carpentry, framing, and finish work stay in-house. Either way, everyone on your project answers to us, and we answer to you.
How is Paiz different from a big design-build firm?
The person who prices your job is the person who builds it. No sales layer, no project-manager handoff, no markup pyramid. The owner is on your site, knows every detail of your project, and picks up the phone. That's not a slogan — it's the whole operating model of a family business.
Do you take on commercial projects?
Yes — small commercial fit-outs and renovations: storefronts, offices, mixed-use buildings with apartments above. The same crew discipline and permit fluency applies; the paperwork is just thicker.
[ Where We Work ]
Where We Do This Work.
We run projects across the city and into the suburbs — from rowhome gut renovations in Fishtown and East Kensington to condo and interior work in Center City, where general contracting means COIs, freight-elevator bookings, and building-management rules as much as construction. In Montgomery County, we handle township permitting from Ambler to Conshohocken. Whatever the project, it usually starts with one of our core services: kitchens, baths, or full builds and remodeling.
